This role generally involves the operational management and upkeep of a building or property to ensure it is safe, functional, and well-maintained.
Here’s a breakdown of a typical Building Executive Scope of Work:
1. Building Operations & Maintenance Oversee daily operations of the building and common facilities.
Coordinate with service contractors (cleaning, security, landscaping, pest control, etc.).
Monitor mechanical, electrical, and plumbing (MEP) systems for proper functioning.
Conduct regular inspections to identify and resolve maintenance issues.
2. Safety, Security & Compliance Ensure all building operations comply with relevant safety, fire, health, and environmental regulations.
Conduct safety drills and maintain emergency equipment.
Liaise with regulatory authorities and ensure licenses and certificates are current (e.g., fire safety certificate, elevator inspections).
3. Tenant & Occupant Management Act as the point of contact for tenants regarding facilities-related concerns.
Handle complaints and service requests promptly and professionally.
Coordinate tenant move-ins/outs and manage access control.
4. Vendor & Contractor Coordination Manage outsourced service providers and ensure quality of work.
Review contracts and scope of work for all third-party vendors.
Approve and supervise repair, maintenance, and renovation works.
5. Budgeting & Cost Management Assist in preparing maintenance budgets and cost forecasts.
Track expenses and ensure cost-effective management of resources.
Recommend capital improvements or replacements when needed.
6. Reporting & Documentation Maintain records of maintenance logs, incidents, inspections, and contractor work.
Prepare regular reports on building performance, issues, and maintenance status.
Report to property managers, facility directors, or owners, as applicable.
7. Sustainability & Energy Efficiency (optional but increasingly relevant) Monitor energy consumption and suggest improvements for efficiency. We need a candidate can speak English and have good attitude.
