3Ds Property Management, established in 2018, is a mixed-use real estate property located in the heart of Phnom Penh, Cambodia. It offers a range of office, retail, and parking spaces, with office space occupancy currently at 92.65%, while retail and rooftop spaces face lower utilization. The company generates strong revenues, with an average monthly income, but operational costs, particularly construction maintenance and tenant services, continue to pressure profitability. # Main Tasks - Tenant Management: • Serve as the primary point of contact for tenants, addressing their needs and resolving any issues. • Handle tenant inquiries, lease agreements, move-ins, and move-outs. • Enforce lease agreements, handle tenant complaints, and manage disputes. • Oversee the process of tenant selection, including tenant screenings and background checks. Property Maintenance: • Coordinate regular inspections, maintenance, and repairs to keep the property in good condition. • Hire and supervise maintenance staff, contractors, and vendors for various services (cleaning, landscaping, etc.). • Respond promptly to emergency maintenance requests. • Ensure compliance with building safety codes and regulations. Financial Management: • Collect rent and ensure timely payments from tenants. • Prepare and manage property budgets, track expenses, and control costs. • Generate financial reports for property owners, including income, expenses, and occupancy rates. • Handle accounts payable and receivable related to property operations. • Assist in setting rental rates based on market conditions to maximize income. Leasing and Marketing: • Advertise and market available rental properties through appropriate channels (online listings, social media, etc.). • Show properties to prospective tenants, negotiate lease terms, and handle lease renewals. • Ensure the property maintains a high occupancy rate by minimizing vacancies. Legal and Regulatory Compliance: • Ensure the property complies with all local, state, and federal laws, including housing, rent control, and environmental regulations. • Handle evictions in accordance with legal procedures if necessary. • Ensure leases, agreements, and contracts are legally compliant and up-to-date. # Property Improvement: • Identify opportunities for property improvements to increase its value. • Coordinate renovation or capital improvement projects when required. • Work with the property owner to develop strategies to enhance property performance and value.  Job Requirements • Bachelor’s degree in property management, real estate, business administration, or a related field is preferred. • Proven experience in property management or real estate is required. • Certifications: A real estate license, or certifications like the Certified Property Manager (CPM) designation, may be advantageous. • Familiarity with property management software and tools, understanding of property maintenance systems, and basic financial literacy. • Strong verbal and written communication skills to interact effectively with tenants, contractors, and property owners. - Reporting To: CEO or Property Owner  Working Condition  Monday to Saturday from 08:00am-05:00pm.  Public Holiday (Follow Labor Law)  Personality  Problem-Solving Skills: Ability to manage and resolve conflicts, handle tenant complaints, and respond to property issues in a timely manner.  Organizational Skills: Excellent organizational abilities to manage multiple tasks, deadlines, and priorities.  Patient, resilient and flexible.
