Job Summary The MEP Clerk of Works is responsible for supervising and monitoring all Mechanical, Electrical, and Plumbing (MEP) works on site to ensure construction activities are carried out in accordance with approved drawings, specifications, quality standards, safety requirements, authority regulations, and project timeline. The role acts as the site representative of the developer/consultant to ensure workmanship quality, proper coordination, compliance, testing & commissioning, and timely rectification of defects. Key Responsibilities 1. Site Supervision & Inspection • Monitor daily MEP construction works including HVAC, electrical systems, plumbing, drainage, fire protection, ELV, ICT, CCTV, BMS, access control, and related systems. • Ensure all works are carried out in accordance with approved drawings, specifications, method statements, and authority requirements. • Inspect workmanship quality and ensure compliance with project standards and hotel/property operational requirements. • Identify defective, incomplete, or non-compliant works and issue site comments or rectification requests. 2. Quality Control • Conduct regular inspections and quality checks on MEP installations. • Verify materials delivered to site are approved and comply with project specifications. • Ensure proper installation methods, equipment positioning, coordination, and finishing quality. • Monitor mock-up units, sample installations, and testing procedures. 3. Coordination • Coordinate with consultants, contractors, subcontractors, suppliers, interior designers, and project management team. • Ensure proper coordination between MEP works and architectural/interior design works to avoid clashes and rework. • Attend site meetings, coordination meetings, and technical discussions. 4. Progress Monitoring • Monitor project progress and compare against approved work programmer and timeline. • Highlight delays, coordination issues, manpower shortages, or technical problems to management. • Assist in tracking critical path items and site progress updates. 5. Testing & Commissioning • Witness testing and commissioning of MEP systems. • Ensure all systems are functioning properly before handover. • Verify operation manuals, warranties, as-built drawings, and training documentation are properly submitted. 6. Safety & Compliance • Ensure contractors comply with site safety regulations and permit requirements. • Monitor safe working practices for MEP installations and testing activities. • Ensure works comply with local authority regulations, fire safety requirements, and relevant building codes. 7. Defects & Handover • Prepare and monitor defect lists/snagging items. • Follow up on rectification works and ensure proper completion before handover. • Assist during practical completion, authority inspections, and final handover process. Requirements: 1) Education: Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services Engineering, or related field. 2) Experience: • Minimum 3–5 years of experience in MEP site supervision, construction, hotel projects, mixed development, high-rise, or property development projects. • Experience in testing & commissioning and coordination of MEP systems preferred. 3) Technical Knowledge : * Good understanding of: • HVAC systems • Electrical systems • Plumbing & sanitary systems • Fire protection systems • ELV systems • BMS / smart building systems • Hotel or high-end residential operational requirements 4) Skills • Ability to read and interpret technical drawings and specifications. • Strong coordination and problem-solving skills. • Good communication and reporting ability. • Familiar with Microsoft O_ice, AutoCAD, and basic project documentation. • Able to work independently and supervise site activities e_ectively. 5) Preferred Experience • Hotel, hospitality, or high-end mixed development projects. • Smart room systems, RCU, ELV, and integrated building systems. • Fit-out and renovation coordination experience. • Experience working with consultants, ID teams, and multiple contractors. 6) Typical Scope of MEP Systems • Air Conditioning & Ventilation (HVAC) • Electrical & Lighting • Plumbing & Sanitary • Fire Fighting & Fire Alarm • ELV / ICT / Network • CCTV & Access Control • BMS / Smart Room Systems • Generator & UPS • Kitchen MEP Coordination • Swimming Pool Systems • Lift/Elevator Coordination • Water Supply & Drainage Systems
