* Position: Building Manager

Job Descriptions:
In charge of and supervise all management operations and administrative work of the Management Corporation (MC) for the Residential/Commercial Property including but not limited to: -

*Building Operations
Budget Management
Tenant Relations and Communications
Emergency Response and Contingency Planning

*Leasing
* Undertake ongoing market research to accurately forecast and set competitive leasing rates.
* Offer prompt and comprehensive service to tenant inquiries, fostering tenant satisfaction and retention.
* Provide essential support to sales staff, enhancing administrative workflows and leasing procedures.
* Engage with and recruit property agents, broadening the leasing network and elevating property listing exposure, including overseeing viewings and managing documentation.
* Partner with internal teams to optimize property management processes for peak operational performance.
* Maintain meticulous records of property listings and lease agreements.

*Maintenance
* Head the maintenance operations, supervising internal staff and external contractors to ensure the delivery of high-quality maintenance services.
* Plan and coordinate maintenance services, including renovations, HVAC, and plumbing to meet tenant needs and property standards.
* Schedule and oversee maintenance activities in collaboration with teams and tenants, adhering to strict quality benchmarks and timelines.

*Cleaning/Security
* Organize and oversee outsourced cleaning/ security services to ensure vacant properties meet high cleanliness/safety standards for showings and new tenancies.
* Coordinate with cleaning service/ security providers to manage cleaning/ security schedules and uphold quality assurance.

Salary range: USD 800 - USD 1K
Working hours: 8:00 - 17:00
Holiday: base on Cambodian Holiday Calendar

Building Manager Requirements:
*High school diploma.
*Bachelor's degree in business administration, real estate management, or a related field preferred.
*At least 3 years of experience as a building manager or in a similar role.
*Knowledge of relevant laws, regulations, and building codes.
*Excellent project management and negotiation skills.
*Good communication and customer service skills.
*Strong critical thinking and problem-solving skills.

NATURE OF BUSINESS OF JS LAND PLC

JS LAND PLC was incorporated on 12 December 2014 as a private limited company under the Law on Commercial Enterprises of Cambodia. The company was subsequently converted into a public limited company and adopted its present name on 13 May 2021 to facilitate the IPO.

Building on the success of The Garden Residency 1, JS LAND PLC launched The Garden Residency 2 in 2020 and a topping-off ceremony was successfully held in 2022. The project is finally completed ahead of the schedule and issue to handover over to its buyers from October 2023 onwards.
